Community Development

One of the most important factors that determine the success of a Social Housing Institution is the creation of a sound relationship with its key stakeholder, the tenant, and how it manages this relationship. IMIZI HOUSING in conjunction with the key stakeholders is in the process of formulating Community Development Policy that will be rolled out in various projects. This would be a catalyst for ensuring that all energies are channeled to ensure the improvement of neighborhood precincts that would provide a safe and healthy environment.

REASONS FOR ESTABLISHING COMMUNITY DEVELOPMENT SECTION

1. To improve Tenant-Landlord relations
2. To engage the minds and energies of tenants towards finding solutions to a wide variety of social and economic issues
3. To help in the eradication of poverty
4. To promote gender equality
5. To promote primary education
6. To ensure environmental sustainability
7. To introduce Youth Programs

CURRENT DEVELOPMENTAL PROGRAMS

Tenant Training

As part of ensuring that IMIZI HOUSING and the Tenants engage meaningfully in the role of providing accommodation, a comprehensive tenant training process is undertaken, with professional service providers. The training highlights the rights and responsibilities of the Landlord and the Tenant in a manner that creates a basis of a sustainable relationship, and educating the tenant with guidelines of living in a social housing environment.

This relationship, which is commonly known as the Landlord-Tenant relationship, is formalized by a lease agreement. This information guide will be provided to tenants during tenant training and should be read thoroughly. This guide provides answers to many questions that tenants may have. It covers: the roles, responsibilities and obligations of the tenant and IMIZI HOUSING; the lease agreement, the procedures to follow; the tenants committee and other relevant information. A guide is used to empower yourself and ensure that tenants receive a satisfactory service from our company.

Management of On-going Landlord / Tenant Relationship

A long-term relationship between tenants and landlord will be nurtured post-development. This is to be managed by the IMIZI Housing Association with it's outsource partner, the Own Haven Housing Association, and resident committees.

In addition to the lease agreements and house rules setting out tenant and landlord rights and responsibilities, the tenant / landlord relationship will typically involve:

  • Resident participation in the management and governance of the organisation, the repairs and maintenance of the buildings and communal areas.
  • Enquiries, complaints and satisfaction surveys.
  • Conflict resolution in the case of disputes.
  • Community development projects and partnerships to address identified needs (e.g. community policing, food gardens, HIV/AIDS awareness, alcohol and drug abuse awareness, marriage counseling, crèche and day-care facilities, waste and environmental management and various income generation initiatives).
  • Training and capacity building (induction training, code of conduct, meeting procedures, minute-taking, committees & sub-committees, priority projects).


  • There is a non-refundable application fee of R 160 which will be levied on each and every application.
